EICR Testing in The West Midlands

Ensure Legal Compliance and Electrical Safety for Your Property with Expert NICEIC Inspections

Are you a landlord requiring a mandatory 5-year safety check? Or perhaps a business owner ensuring the safety of your staff in a commercial warehouse? Simax Electrical provides comprehensive Electrical Installation Condition Reports (EICR) across Oldbury, Birmingham and the West Midlands.

An EICR is more than just a piece of paper - it is a vital health check for your building’s invisible infrastructure. Our team of qualified Electricians identify hidden electrical faults before they become fire hazards or costly repair bills.

What is an EICR? (The Professional Health Check)

Often referred to as "Landlord Safety Tests" or "Hard Wire Testing," an EICR is a formal document produced following a detailed assessment of your electrical installation.

At Simax Electrical, we don’t just "tick boxes." We perform a rigorous physical inspection of:

  • Consumer Units (Fuseboards) : Ensuring they meet modern safety standards.

  • Wiring & Circuits: Checking for deterioration, damage, or overheating.

  • Earthing & Bonding: Verifying that your property is correctly earthed.

  • Fittings & Switches: Identifying any "wear and tear" that could lead to dangerous occurrences .

Once the inspection is complete, you receive a digital report. If your property passes, it is marked as ‘Satisfactory.’ If issues are found, we provide a clear, itemised list of remedial actions (coded by urgency) to get you back to safety.

Who Needs an EICR?

Compliance requirements vary depending on how you use your property. We tailor our testing schedules for:

1. Private Landlords (Domestic)

Since April 2021, it is a legal requirement in England for all private tenancies to have a valid EICR.

  • Frequency: Every 5 years or at the change of a tenancy.

  • The Simax Difference: We can liaise directly with your tenants or letting agents to arrange access, taking the stress off your plate.

2. Commercial & Industrial Clients

Business owners have a duty of care under the Electricity at Work Regulations 1989.

  • Offices & Retail: Generally required every 5 years.

  • Industrial Units: Due to high-load machinery and dust, these often require testing every 3 years.

  • Compliance: Essential for valid building insurance and health and safety audits.

3. Home Buyers & Sellers

Standard surveys often miss electrical faults. A "Homebuyer's Test" provides peace of mind before you sign a contract, potentially saving you thousands in rewiring costs.

Absolutely first rate service, from the initial visit from Simon, through to the work carried out. I would certainly recommend Simax to anyone looking for an electrician.

EICR Classification Codes Explained

If your report comes back with "observations," they will be marked with the following codes:

  • C1 (Danger Present): Risk of injury. Immediate action required.

  • C2 (Potentially Dangerous): Urgent remedial work needed.

  • C3 (Improvement Recommended): Not a failure, but safety could be enhanced.

  • FI (Further Investigation): Something requires a deeper look that was not possible during the initial test.
  • At times these codes can be very confusing to non Electricians so if needed we give you a call or email explaining fully what it means so you can understand fully the issue.

Frequently Asked Questions

If you cannot find an answer to your question, feel free to email us.

Domestic properties vary largely on size but should be done and dusted that same day. Large commercial units or warehouses depend on the number of circuits.

Yes. To test the circuits safely, the power will need to be disconnected for short periods. For businesses, we can arrange out-of-hours testing to prevent disruption and we do regularly carry power banks for people who work from home.

Don't panic. We provide a no-obligation quote for the remedial works. Once the repairs are made, we issue a "Satisfactory" certificate.
